Keeping the sight lines open

The thing that makes Sequoyah Hills worth living in is also the thing a badly chosen fence destroys first. Lots here are large and mature, many of them falling away toward the Tennessee River, and the value of that ground is in what you can see across it. Drop a six-foot solid privacy wall down the property line and you have not gained much privacy on a lot that size, but you have taken the view out of your own back yard and out of your neighbor's.

So the first question is not what screens most. It is what the fence has to do. Contain a dog. Enclose a pool to code. Mark a boundary. Keep deer out of a planting bed. Each of those has an answer that leaves the sight line intact, and ornamental aluminum or open wood picket usually gets there. Solid privacy still has a place, but as a short run in a specific spot rather than a continuous perimeter.

The city's front-yard rule pushes the same direction, and it bites harder here than almost anywhere else in Knoxville. Article 10, §10.3.L of the City of Knoxville Zoning Ordinance limits a privacy fence forward of the front building line to 42 inches. On a deep Sequoyah Hills lot with the house set well back, that is a long stretch of frontage where a tall solid fence is not an option regardless of what anyone wants. Side and rear yards are not capped at 42 inches. Corner lots also have to keep the sight triangle clear, and under Knox County §3.20.04 a solid panel counts as an obstruction to vision.

Long lots, slope toward the river, and how posts get set

Long runs on falling ground are unforgiving of sloppy layout. A line that is slightly off reads as crooked for two hundred feet. We set string and shoot grade before the first hole goes in.
