Five Things That Decide Your Fence

Most fence advice starts with material. In East Tennessee it should start with your ground and your jurisdiction — those two decide more about your project, and your price, than the material ever will.

1. Which jurisdiction you are in

Tennessee has no statewide fence code. Farragut allows 7 feet with no building permit. Maryville treats anything over 6 feet as an accessory structure with setbacks. Unincorporated Blount County goes to 10 feet. Your address decides it — not your mailing town.

2. What your ground is doing

Red clay swells when wet and shrinks when dry, working shallow posts loose over a few seasons. Slope means panels must be stepped or racked. Shallow rock means holes that will not simply auger. All three change the price before material is even chosen.

3. What the fence is actually for

Privacy, pet containment, pool code compliance, livestock, or security each point to a different build. A pool barrier has legal requirements a privacy fence does not. Livestock fence lives or dies on corner bracing, not wire gauge.

4. Upkeep you are willing to do

Wood costs least up front and can be stained or left to grey. Vinyl and aluminum cost more and need essentially nothing. Over twenty years the gap narrows considerably — how long you plan to stay usually settles it.

5. Whether your HOA is stricter

It usually is. Covenants commonly cap height below the town limit and restrict material, colour and placement. An association cannot permit what an ordinance forbids, but it can be tighter — and in Tennessee it can place a lien over violations. Get approval in writing.

A typical 150-foot back yard: roughly $2,100 to $7,500 depending on material, height and gates.

Install time: one to three days for most residential jobs — plus about three business days beforehand for the 811 utility locate, which usually sets the start date.

Slope or rock: commonly adds 10 to 25 percent.

2026 note: metal tariffs pushed aluminum up roughly 33 percent and steel about 20 percent year over year. Softwood lumber rose far less, which makes wood the most price-stable way to get real privacy right now.
