Five Things That Decide Your Fence
Most fence advice starts with material. In East Tennessee it should start with your ground and your jurisdiction — those two decide more about your project, and your price, than the material ever will.
1. Which jurisdiction you are in
Tennessee has no statewide fence code. Farragut allows 7 feet with no building permit. Maryville treats anything over 6 feet as an accessory structure with setbacks. Unincorporated Blount County goes to 10 feet. Your address decides it — not your mailing town.
2. What your ground is doing
Red clay swells when wet and shrinks when dry, working shallow posts loose over a few seasons. Slope means panels must be stepped or racked. Shallow rock means holes that will not simply auger. All three change the price before material is even chosen.
3. What the fence is actually for
Privacy, pet containment, pool code compliance, livestock, or security each point to a different build. A pool barrier has legal requirements a privacy fence does not. Livestock fence lives or dies on corner bracing, not wire gauge.
4. Upkeep you are willing to do
Wood costs least up front and can be stained or left to grey. Vinyl and aluminum cost more and need essentially nothing. Over twenty years the gap narrows considerably — how long you plan to stay usually settles it.
5. Whether your HOA is stricter
It usually is. Covenants commonly cap height below the town limit and restrict material, colour and placement. An association cannot permit what an ordinance forbids, but it can be tighter — and in Tennessee it can place a lien over violations. Get approval in writing.

A typical 150-foot back yard: roughly $2,100 to $7,500 depending on material, height and gates.
Install time: one to three days for most residential jobs — plus about three business days beforehand for the 811 utility locate, which usually sets the start date.
Slope or rock: commonly adds 10 to 25 percent.
2026 note: metal tariffs pushed aluminum up roughly 33 percent and steel about 20 percent year over year. Softwood lumber rose far less, which makes wood the most price-stable way to get real privacy right now.

How much does a fence cost in Knoxville, TN?
Price is driven by material, linear footage, how many gates you need and what the ground is like — and in East Tennessee the ground is the variable that surprises people. The same 200 feet of fence costs very differently on open ground versus a chert ridge where post holes have to be drilled through rock. Chain link is the cheapest option and ornamental aluminum the most expensive per foot, with wood and vinyl in between. We give firm numbers after a site visit, free.
Why won't you quote a price over the phone?
Because a phone number would be a guess, and a guess helps nobody. We cannot see your slope, your rock, your trees, your easements or where your line actually runs from a phone call. Any contractor who quotes your fence sight-unseen is either padding the number to cover what they cannot see, or they will be back asking for more once they hit something. The site visit costs you nothing.
Do I need a permit to build a fence in Knoxville?
It depends on your jurisdiction, and they are genuinely different. Unincorporated Knox County requires no building permit for a fence at any height. The City of Knoxville follows the 2024 IRC, which exempts fences seven feet and under, with zoning compliance still applying. Farragut exempts fences up to seven feet. How tall can my fence be?
In the City of Knoxville, Article 10 § 10.3.L limits a privacy fence to 42 inches from five feet behind the front building line forward, and in the corner side yard. In the side and rear yards the City sets no height limit at all. In unincorporated Knox County the front-yard test is anything that materially impedes vision above three and a half feet, with no limit at the sides or rear. Most people assume six feet is the ceiling everywhere — it is not.
What is Tennessee's 7-year fence law?
It does not mean a fence becomes the boundary after seven years. The seven-year period in Tenn. Code Ann. § 28-2-101 applies only to someone holding recorded colour of title — a deed that actually describes the disputed ground. Without that, Tennessee requires 20 years of open, continuous, exclusive and adverse possession. What a misplaced fence really creates is a title cloud you will have to deal with when you sell.
Which fence material lasts longest in East Tennessee?
Ranked on service life in our humidity: ornamental aluminum effectively does not rot or rust and outlasts everything; vinyl is next and needs no refinishing; chain link is extremely durable if galvanised or vinyl-coated; wood is the shortest-lived because East Tennessee summers combine heat, humidity and insects. Wood is still the right answer when you want privacy and warmth — it just needs sealing to get its full life.
Can you set posts if we hit rock?
Yes, and around Knoxville you should expect to. Knox County sits on carbonate bedrock with chert through the residuum, so depth to rock changes dramatically across a single property — we have augered easily at five feet and hit refusal at fourteen inches fifty feet away. When we hit rock we drill and pin rather than shortening the post and hoping. It is one of the reasons we walk the line before pricing.
Why do fence posts lean in East Tennessee?
Clay. Our soils have clay-rich horizons that hold water against a post and then shrink and swell with the seasons, working a post loose over a few years. The fixes are proper hole diameter and depth, a footing that sheds water rather than forming a bathtub, and bracing corners and gate posts — which carry far more load than a line post — to a different standard.
