How to read a commercial fence bid

Commercial chain link is a specified product, not a catalogue item, and two bids for “6-foot galvanized chain link” can differ by thirty percent because they are quoting different material. Here is what the line items mean, so you can compare like with like.

The single biggest hidden difference: galvanizing class

Chain link fabric to ASTM A392 comes in two zinc weights:

ClassZinc coatingWhat it means
Class 11.2 oz/ft² (366 g/m²)Lighter coating. Cheaper up front, shorter service life.
Class 22.0 oz/ft² (610 g/m²)Roughly 67 percent more zinc. The commercial default.

The two look identical on delivery day. In East Tennessee — nearly 52 inches of rain a year and humid summers — that difference shows up as rust bleed years earlier on Class 1. If a bid does not state the class, it is worth asking which one is in the number. Fittings under ASTM F626 carry their own minimum of 1.20 oz/ft².

Fabric gauge and mesh

GaugeWire diameterTypical use
6 ga0.192 in.Heavy security, high-abuse perimeters
9 ga0.148 in.The commercial and industrial standard
11 ga0.120 in.Light commercial and residential

Mesh opening runs from 2 inches down to 3/8 inch. Smaller mesh is harder to climb and harder to cut through, which is why high-security work specifies 1 inch or tighter rather than simply going taller.

Framework, spacing and footings

  • Pipe to ASTM F1083 (hot-dipped galvanized welded) or F1043 for industrial framework strength and coatings. Top rail is typically 1.660 in. OD.
  • Line posts at no more than 10 feet on center. A bid at 12-foot spacing is buying fewer posts, not building a better fence.
  • Post footings: minimum 24 inches deep, plus an additional 3 inches for every foot of height above 4 feet. A 10-foot fence needs roughly 42 inches — which on a Knox County site can mean rock. Depth to bedrock here runs from about 7 inches on Montevallo soils to more than 60 on Corryton, so ask whether rock is in the bid or a change order.

Gates

  • Swing gates to ASTM F900.
  • Horizontal slide gates to ASTM F1184 — Type I overhead, Type II cantilever — with initial pull force no greater than 40 lbs.
  • Anything automated also falls under UL 325 and ASTM F2200. Operator class has to match the site: a Class I residential operator on a public-accessible commercial entrance is a listing violation. Gate standards in detail.

What we install commercially

Specification figures summarised from the Chain Link Fence Manufacturers Institute guide specification for commercial chain link fence (CSI 32 31 13) and the ASTM standards it references: A392 (fabric), F1083 and F1043 (framework), F626 (fittings), F900 (swing gates), F1184 (slide gates), A121 (barbed wire). Standards are revised periodically; confirm the current edition and your project's governing specification before bidding.

Commercial Fencing Questions, Answered

The questions general contractors, facility managers and property owners in Knox County actually ask us before awarding a fence scope.

Do you subcontract to general contractors in Knoxville?

Yes. Fence and gate scopes for GCs are a core part of what we do, and have been since 1973. We bid off plans, provide submittals and shop drawings, coordinate with site and concrete trades on post layout, and hold our own dates so the fence is not what delays your closeout.

Are you bondable, and what insurance limits do you carry?

Yes. LC Fence carries $6 million in aggregate bonding capacity and $5 million in general liability, and holds a Tennessee Unlimited Contractor License, number 54371 — “unlimited” meaning there is no dollar cap on the project size we are licensed to take. Certificates and bond letters go out the same day you ask.

Can you bid from drawings and provide submittals?

Yes. Send the fence sheets, site plan and specification section and we will return a takeoff and a lump-sum number. For award we provide product data, finish samples, and shop drawings for gates, operators and access control. We read specs rather than substituting around them.

Are you registered for federal and public bid work?

Yes. We are registered in SAM.gov under CAGE code 37ZM1 and have a long public and institutional bid history in East Tennessee. We are set up for prevailing-wage and certified-payroll requirements where a project carries them.

Can your crews work on secured sites like DOE, TVA or utility property?

Yes. Our project history includes work for the Department of Energy, TVA, Lenoir City Utilities Board, the University of Tennessee, Neyland Stadium and the TRISO-X fuel facility. Our crews are used to badging, escorts, site-specific safety orientation and working inside an active secured perimeter.

What kinds of commercial fence do you install?

Security and perimeter chain link, ornamental aluminum and steel, automated slide and swing gates with access control, cantilever and vertical lift gates, dumpster and equipment screening enclosures, and ball field, court and playground enclosures. We self-perform the fence and gate work rather than brokering it.

Do you install and service automated gate operators?

Yes, both. We install slide and swing operators with keypads, card readers, loop detectors and intercoms, and we service and repair operators we did not install. Gate automation is regulated by UL 325, which governs entrapment protection — a gate missing its safety devices is a liability exposure, not just an inconvenience.

Do you handle apartment and property-management portfolios?

Yes. We do scheduled repair and phased replacement across multi-property portfolios, including pool enclosures that have to stay code-compliant, dumpster gates that take constant abuse, and perimeter runs. We work around residents and coordinate access with your site staff.

What is required for a dumpster or equipment screening enclosure?

Screening is normally set by your approved site plan and the local zoning requirement for the use, so the enclosure height, material and gate type are dictated by that plan rather than by a single citywide number. Send us the approved plan and we will build to it. If screening is still being negotiated with the reviewer, we can price the likely options.

Are you local, and how fast can you get on site?

We are based on Highway 321 in Lenoir City, roughly 25 minutes from downtown Knoxville, and we have worked Knox County continuously since 1973. For bidding, a site walk usually happens within a few days of your call. Reach us at (865) 988-9935.
